Green Initiatives

Committed to Developing LEED Certified Multi-Family Housing

Sustainable design has become part of The Dinerstein Companies’ goal to deliver the best in class properties to the markets we build in. We are committed to designing and constructing all new luxury apartment homes and student housing communities to LEED Silver certification or higher, and have built 1,774 LEED certified apartment units to date, with an additional 1,513 units under construction and another 1,000 or so in design.

These LEED certified properties truly go beyond green with various environmental, economical, and health benefits unique to each of our “green” communities. We are not just creating an environmentally friendly place to live- we are creating a healthier, cleaner, and more sustainable place to call home.

Our Green Initiatives can be summarized as:

  • Reducing our carbon footprint
  • Building sustainable and efficient buildings that endure for the long term
  • Minimizing impact to the environment we build in
  • Providing higher degree of enhanced indoor air quality to our residents
  • Conserving energy through designing a more efficient apartment building. In doing so, we are lowering our utility costs not only to our tenants, but as property owners as well

Since adopting the US Green Building Council’s standards for achieving LEED certification, we set multiple firsts in the multi-family housing industry, including:

  • The nation’s first privately-funded off-campus student housing apartment project to seek LEED Gold certification
  • Florida’s first LEED Silver certified student housing community
  • The first project expedited through the Orange County, FL ‘Orange to Green’ program
  • The first LEED Silver certified luxury apartments in California’s San Fernando Valley
  • The first LEED Silver certified apartments in The Woodlands, TX

Environmental benefits of green building include:

  • Enhancement and protection of the natural environment we are building in
  • Conservation of natural resources
  • Reduced impact on natural surroundings

Health and Community benefits include:

  • An improved air environment
  • Enhanced occupant comfort and health
  • Minimized strain on local infrastructure
  • A greater contribution to the overall quality of life

Economic Incentives for the owner/developer:

  • Various tax and rebate incentives offered from local municipalities and/or utility providers
  • Reduced operating costs
  • Enhanced asset value and a greater return on profit

How we make our properties “green”:

  • Public transportation access
  • Preferred parking for low emitting and fuel efficient vehicles
  • Water efficient landscaping with irrigation control measures and native plant materials
  • Water use reduction with low flow fixtures and dual flush toilets
  • Optimized energy performance
  • Maximized day light and views
  • Reduced light pollution
  • Improved indoor air quality
  • “Green” education for staff and residents as well as green friendly maintenance practices

How we are “green” during construction:

  • At least 75% of construction produced waste is diverted from landfills and recycled
  • At least 10% of building materials are made from recycled content
  • 10% to 20% of all building materials are local or regional
